It’s essential that you take care of the roof if it has been damaged because before you know it, the damage will get worse and even end up ruining your house.
Shingles and tiles are made to last, but the water can still leak through them and ruin the ceiling, walls and anything else that is in contact with it.
Identifying the Problem
Maintaining the roof on your home is important and will protect the contents of your house, but when damaged or neglected, you lose both curb appeal and energy savings. Inspections on a regular basis alert you to issues before they become a real pain and costly repairs.
Some roof deterioration can be seen from the street; some might not. It does not matter if your roof is flat or tiled; it may still get physical damage from different sources.
Trees slamming into your home leave ugly dents; extreme storms knock shingles off or punch huge holes. More importantly, wet environments and cycles of melting and freezing can lead to algae smears or ice dams. Then there is the flashing which shields fixtures such as chimneys and skylights with water-proof material like flashing. Leaking flashings might come off if it is cracked or rusted, so roofers need to be sure to check these areas.
Inspecting the Roof
Roof inspections can be used by inspectors to catch problems in the nick of time before they become serious. Roofing repair company may check a roof from ground level, through binoculars or a drone to provide a more detailed view, also attic storage and gutters for maintenance to be sure it’s all working correctly.
There can be visual inspections for roof or home structural problems like leaking shingles or ripped shingles; cracks and scratches, so you can fix the problem before major issues interrupt or ruin your home structure or contents.
Inspector should check flashing near chimneys and vent pipes on the roof to avoid leaks from damaged flashing. They can also inspect expansion joints that roofs need to expand and contract when exposed to temperature; for cracks, splits, or gaps between expansion joints.
Inspecting the Gutters
You must be vigilant in gutter and downspout care to see clogs, holes or cracks before water leaks into your house and leaves, twigs or soil are leaking. Also regularly flush out gutter clogs.
Leaks happen from holes or separation of seams, due to time, weather or delaminated caulking and sealant. Damaged surfaces must be caulked or resealed soon so that the bigger problem doesn’t arise later.
If you do want to perform a good visual gutter cleaning, check fascia and soffit boards for peeling paint or rot. It will require a sturdy ladder to complete this job in safety; you should be ladder-safe and have a helping hand to assist you with the ascent so that you are safe while you are doing the inspection. If you don’t want accidental tipping, then choose one that has an internal lock on it so no accidental tips occur while inspecting it.
Making the Repairs
Every roof on your house or office building is an important part of it and acts as a defense from the weather. Sadly, as the years go by and storms come, they can become damaged and have to be replaced. Untreated, this damage can result in leaks, mold and mildew development, pest infestation, high heat/cooling costs and maybe low resale value of the house if it is untreated.
Roofs needn’t be replaced, roof repairs can revers storm damage and extend the life of older structures.
After the roofer is finished, they will detail what they find and how they want it fixed. You will also get a detailed estimate so you know what to do from there. Now any questions or comments that we have can be discussed with them directly.
